vdp Property Price Index

The Association of German Pfandbrief Banks (vdp) publishes quarterly indices showing the price development of residential and commercial real estate. They are based on real transaction data evaluated by the analysis house vdpResearch. The results are part of the Deutsche Bundesbank’s real estate price monitoring.

 

The vdp Property Price Index provides information every three months on the development of property prices in Germany. The regularly published indices are based on actual transaction data.

While the determination of residential property prices is carried out solely by the vdp subsidiary vdpResearch, the determination of commercial property prices is based on a methodology developed by the Deutsche Bundesbank together with vdpResearch. Both organizations publish comprehensive indices on commercial property prices in Germany. These new indices are based on the existing market fluctuation database for regulatory purposes and draw on the extensive transaction database of vdpResearch, which includes real sales cases from more than 700 banks quarter by quarter, as well as on the Central Real Estate Market Database of the Sparkassen-Finanzgruppe.

For the new commercial real estate price indices of the Bundesbank, the price developments for multi-family houses, office buildings, and retail properties are calculated for different regional delineations and aggregated into a Germany-wide index. In addition, a separate price index for the top 7 cities is determined for multi-family houses. The starting point is retrospectively the first quarter of 2013. On the vdpResearch website (link in the right-hand margin), an index dashboard is available that visually and interactively presents the development of the individual price indices.
